Terms and Conditions of all Our Rentals.

This is important and affects your legal rights and obligations, so please read them and other terms referenced in this document carefully. Each guest must affirm electronically or verbally agreement to these terms and conditions. They are legally binding at the point the reservation is secured by payment. Booking through a 3rd party does not waive SkyRun’s rights under these terms and conditions.

Note that the cancellation policy can vary by property. Check the cancellation policy on the property you are booking. This is our default cancellation policy.

Rental Terms

By submitting this form, you are submitting a tentative reservation for this condominium, home or townhome on these dates. This tentative reservation is usually confirmed within 24 hrs. The property IS NOT RESERVED until you receive a CONFIRMATION email from SkyRun. You will receive a copy of this TENTATIVE reservation at the email you provided. We will confirm your reservation after we verify your payment and the availability of the property. Although we do our best to keep it updated, even though the property shows available on our website, it may not be. In the event we can not confirm your reservation, we'll call or email you to try to complete the reservation, or we'll refund any payment IMMEDIATELY if you prefer.

Check-in and Check-out times: Normal Check-in time is 4pm, Check-out is 10am. This allows us to ensure your property has been cleaned and inspected by a check-in time of 4 pm. Early check-ins may be available with prior approval. You will be notified when your property is ready. SkyRun is authorized to remove your items to our offices and charge you for an extra night if you stay past check out time, unless arrangements for late checkout are confirmed in advance.

Age and Occupancy Restrictions: You MUST be at least 25 years old to rent a property from SkyRun. You may need to present a valid ID when you check-in or you will be refused access to your condo. MAXIMUM OCCUPANCY at ANY TIME is equal to the number of people advertised as being able to sleep in beds in the condo. NO additional people beyond that number are allowed at ANY TIME. If you are unsure on the number of people allowed in the property you are renting, please call us to confirm to avoid charges. NO HOUSE PARTIES ALLOWED or fees will be assessed.

Short Rental License and Homeowner Association Management (HOA) Regulations: The guest reserving this property agrees to adhere to all Noise, Capacity Limits, and Parking Regulations specific to this property as listed on the website and / or posted in the property. Guest agrees to be responsible for any fines or citations issued by the local authorities or HOA and will be charged to the credit on file. This includes (but not limited to) excessive noise, exceeding maximum guests allowed at the property, or exceeding the parking spaces allowed. Trailers or recreational vehicles are not allowed at any time.

SUMMIT COUNTY FIRE RESTRICTIONS: Stage 1 fire restrictions, and Summit Countys year-round fire regulations, prohibit building, maintaining, attending, or using an open fire. An open fire is defined as any outdoor fire, including but not limited to campfires, warming fires, bonfires, or prescribed burns of any material.

Insurance: A travel insurance policy is issued if you as the guest opts-in through when booking a reservation with SkyRun. If a guest cancels, delays, postpones arrival or leaves early from a planned reservation for a covered reason, you may file a claim with Rental Guardian. See details at SkyRun can provide the policy number if you are unable to located it, but all claims must be handled directly with Rental Guardian. Guests may call the customer care number on their coverage documents with any questions about the policy and coverage.

Cancellation Policy: Cancellation Policy
All New Short Term reservations require a 1/3 deposit with reservation (non-refundable) and final balance is due 30 days prior to arrival.  Cancellation within 30 days of arrival, entire payment is not refundable without an active travel insurance policy, (for a covered reason).  

SkyRun will attempt to re-rent a property should you find it necessary to cancel your plans.  Any refund of deposit (or final payments) will be depend on actual gross rental rates property is rebooked at, less a $100 cancellation fee.

Use of Specific Property Booked: You have booked a specific property. However, on extremely rare occasions, the specific property you booked may not be available due to circumstances beyond our control such as maintenance problems with the property booked, or a change of ownership or management of the property since you booked. In the event that the property you booked is not available, SkyRun will attempt to place you into a similar or better property at the same price or offer you another property at a lower rate. If the replacement property offered is not acceptable to you for any reason, SkyRun will cancel your reservation and refund your total amount paid. SkyRun does not guarantee that a suitable property will be able to be found. If the property you have rented becomes un-occupiable during your stay (heat or major appliance failure for example), SkyRun will also make our best effort to find you a similar or better place to move to and if unable to do so, refund the portion of your unused rent.

Housekeeping: SkyRun units are SELF CATERING at no extra charge. That means that the unit will be clean and stocked with fresh linen and towels when you arrive. The property will be cleaned after your departure. During your stay, YOU are responsible for any cleaning including taking out the trash and washing the linens that SkyRun provides if you choose to wash them. If you want fresh towels or linens, Mid-stay cleans may be purchased for an additional charge that provide fresh towels and linens, trash removal and a light clean/vacuum.

Rules: No Smoking or Vaping of any kind is allowed at our properties. You must follow the rules of the property you are in including noise, parking and common area use. Good Neighbor Guidelines are also enforced. Failure to comply with any rule will result in an automatic $300 minimum charge to your credit card.

Pet Policy: PETS ARE NOT ALLOWED in many of our properties due to strict HOA rules. The ONLY exceptions are properties that are listed as pet/dog friendly. Sorry, no cats allowed in any property.

If you booked a dog friendly property, the fee is $25 per night / per pet up to a maximum of $250. This fee will be added to reservation if you book with one of our guest services agents. This is not a refundable pet deposit. You must pay this before arriving and failure to do so may lead to additional charges. If you are bringing a dog to an APPROVED pet friendly property and you were not charged the pet fee at the time of booking, you must call with payment of this deposit before your arrival. The Accidental Damage Wavier fee DOES NOT cover any damages caused by a pet. Please cover pet areas with sheets and clean up after your dog or additional fees may be charged. If any pet policies are broken then a minimum fee of $300 per pet will be charged to your credit card on file.

Accidental Damage: Your rental INCLUDES an ACCIDENTAL DAMAGE WAIVER (ADW) fee which covers up to a maximum of $1,500. Therefore the cost to repair any ACCIDENTAL and REPORTED damage to the rented property including any missing or broken items up to a maximum of $1,500 will be covered at NO CHARGE to you AS LONG AS the damage is reported prior to your departure. Damages to the garage, garage doors, or damage caused by a vehicle or trailer are excluded and NOT covered by the Accidental Damage Wavier. The ADW does not cover damages to the property or garage by leaving garage door open, causing frozen water pipes, or damages caused by a pet. Damages caused by a pet are not covered by the Accidental Damage Waiver. Any damage we deem to be purposeful or negligent or damage not reported will be charged to your credit card. Please report any damage that you notice when you check-in to avoid being charged for damage you discover upon arrival.

Parties: NO HOUSE PARTIES ALLOWED. If there is a party in this property (as evidenced by a noise complaint and/or calling of security/police or by large amounts of trash and destruction) you WILL BE CHARGED for complete clean-up and replacement for damaged items. This will be AT A MINIMUM $1,000 charge. A party completely voids the damage waiver. If you intend to come and party, please rent somewhere else. SkyRun is SERIOUS about protecting our properties. If you host a party, you will be asked to leave and you will not be eligible for a refund.

Warranties: Equipment - From time to time, equipment in the properties (utilities, TV's, appliances) and in the resort/buildings (pools, hot tubs, etc.) are out of service. In such a case, notify SkyRun immediately and SkyRun will do everything within our power to correct the situation, including making another condo available for your use if needed. However this may not be possible and is not cause for a full or partial refund. Obviously we can't control the weather. SkyRun will not refund you for any weather-related issues including but not limited to poor conditions, lack of snow, or inability to get to the unit due to weather.

Limitation of Liability: SkyRun assumes no liability for your stay in Colorado or the activities that you take part in while here. The limit of SkyRun's liability is the total amount of compensation we have received for your property rental.
